When starting on any new adventure, okay business adventure, there are bound to be lots of questions, concerns, fears, and excitement. Investing in Real Estate is certainly no different. Where Real Estate Investing is different is that you can read and read and read and just when you think you know it all, something changes, or something is different, or the book did not say it would happen this way, etc.
You see the answer to many of the questions most newbies have when it comes Real Estate Investing, is \"it depends\". Sure there are some absolutes, buy bandit signs and put them on every street corner, every weekend, for a year and you will get hundreds, if not thousands of calls. There are absolutes such as if you pay too much for a property, you won\'t make a profit. And still others, as in once you stop marketing, the phone will stop ringing.
To that end, there are many, many more variables than absolutes. Such as, use caution (especially in the beginning) when building your timeline and cost estimates. Ask 3 \"seasoned\" investors for an opinion and somehow receive 4 opinions and answers. And of course the infamous newbie question...What is the best way to...(fill in the blank)?\" Fact is, it depends.
That being said, as I peruse the message boards and real estate forums looking at the most talked about subjects coming from new investors, there are several that come up repeatedly. They range from how to find sellers, investor buyers, and real estate investor associations, to where do I start, what kind of properties do I look for, what is a motivated seller anyway? There are certainly more, and one of those often asked newbie questions is about financing.
We have all heard the infomercials about not needing money or good credit. Well, is that a true statement? As you guessed it, \"it depends\". Thing is, money or credit is needed, but it absolutely does not need to be your own.
Is it easier to invest if you have it? It depends. Some say absolutely easier with your own funds, others say it doesn\'t matter whose money or credit it is as long as it\'s there. Then there are the others that simply say, \"find the deal\" and \"the money will be there\".
In Real Estate Investing, people will be lined up to give you the money for a deal because they know that they will receive a solid return on their investment. Now, in the very beginning, finding the money is still up to you. You need to do whatever it takes to find your money options. And you need to do this now.
