I just learned about a new way investors can cash in on the real estate market.
It's call the Buyer's First Method.
It basically works like this... To start with 70% of the home sold are sold by realtors, only 2% are distress properties and the others are For Sale By Owner or FSBO.
If you know that most of the money is in the 70% of the pie, then why do most investors focus on the 2% of distress properties. How do investors cut deals in the 70% of the real estate market and use the whole MLS inventory?
Here's How The Buyer First Method Works:
1. Investors find people who want to buy a house. They build a list of buyers and ask them what kind of house they would like.
2. The Investor then works with realtors to find a house that their buyers are looking for.
3. The investor then sits down with the seller and works out a deal that is lower then the asking price.
4. The buyer agrees to pay the asking price.
5. When the deal closes the buyer gets the house, seller gets paid, the realtor is paid and the investor gets the difference between the purchase price and the agreed discount.
In most cases the investor walks away at closing with $12 k or more in his pocket. The investor has no cash in the deal what so ever and has no risk of loss. All they do is set up the deal and everything else takes care of it's self.
